Rose Cottage is tastefully furnished and fully equipped to a high standard throughout, to ensure that you have everything you need to be able to have the best stay possible!  

 

The cottage was built in the 1900s and has three bedrooms sleeping a total of 7 guests plus there is a sofa bed in the garden room.

 

The cottage is conveniently situated within walking distance of two stunning churches, two pubs where they serve delicious food, a hairdresser, two supermarkets, a fish & chip shop, a card and gifts shop, Petrol Station, a Chinese Take-Away plus a friendly Cafe where they serve home made food.

 

For those guests who like to indulge in a game of Golf, Feltwell Golf Club is the place to be.The Golf course lies on the edge of the Fens. 

The course is open all year round as well as offering an all-round Practice Area and Driving Range facility.

 

The American Airbases at Mildenhall (22 min 11.0 mi) and  Lakenheath ( 14 min 8.5 mi) are also close by if you have family or friends to visit.

 

If you have children, there is a children's playground in the village with all the usual playground equipment plus a zip line and exercise area.  

 

There are some lovely country walks, where the children can be safe and in touch with nature!

£129 per night when booked direct plus £80 for end of term cleaning and laundering charge.

There are no hidden costs, this price is inclusive of all utilitity charges, linen, towels, fiberoptic wifi, Sky Glass and a comprehensive Welcome Pack.

When booking Rose Cottage guests will be required to complete a booking agreement. 

Well behaved Dogs welcome free of charge.

Example Booking Agreement 2024/25

We have gone to a great deal of effort to ensure that Rose Cottage is as comfortable as possible for your stay, while we want you to enjoy yourselves, we would be grateful if you could read and consider the following, then sign at the bottom of this agreement to agree with the terms. This agreement is legally binding when sighned.

  • Rose Cottage is in a quiet needihood, therefore please keep your noise levels down to a reasonable level and respect our neighbors all times.
  • Rose Cottage is available for occupancy from 15.00hours on the day of your arrival and should be vacated by 10.00hours on the day of your departure. This may be negotiable with us, depending on the occupancy times of other guests. 
  • Door keys can be accessed via a secure key box, located outside next to the postbox. The access number will be provided in your departure email.
  • The occupancy of the cottage is strictly for holiday use only during the proposed dates, as indicated at the bottom of this form. 
  • Please report the loss of keys or damage to the locks to us as soon as possible since this may result in a security risk. You are personally responsible for all the costs of repair or replacement.
  • We take no responsibility for personal damage, injury, or loss during your transportation to and from the cottage and during your stay, therefore, please ensure that you have adequate travel insurance. 
  • It is your personal responsibility to always supervise all children and vulnerable adults.
  • Please do not allow children to jump on the beds or furniture.
  • The cottage will be inspected at the end of your stay for damages or breakages.
  • Please be honest and report all damage or breakages direct to us, we will then arrange for repair to be carried out or the item to be replaced. You will not be charged for minor breakages/damages, however, should there be breakage/damage be to an item of value it will be your responsibility to pay for any costs of repair or replacement. 
  • There will be a £35 call out fee should any issue not be able to be resolved over the telephone.
  • The cottage is thoroughly cleaned at the end of each let however, we would appreciate it if you would leave it ‘as you would wish to find it’, stripping the beds and leaving all the dirty linen in the bath prior to your departure. Cleaning equipment and basic products are provided. 
  • The cottage is a no smoking zone, ashtrays are provided on the patio.
  • Furniture protectors/place mats are provided in all rooms; please ensure that they are always used to protect surfaces/furniture.
  • Fiberoptic WIFI is provided for your use, the password is in the Welcome Information, located near the television in the lounge.
  • Parking…there is a 5 bar gate which you can open and drive into the parking area, should you have more than 1 vehicle they can be parked directly outside the gate, to avoid blocking the drive to the barn conversion, directly behind us.
  • There is Sky Glass on the television in the lounge and the master bedroom. To access Sky Glass please make sure that the television is set to the correct http setting on the main remote. Then pop that remote in the draw as from there on you will use the Amazon Fire Stick remote. Go to the home page and click on the app for Sky Glass or L&A Media. This will bring you to the main Sky Glass screen…the rest is self explanatory.
  • Should you use the chimney barbecue during your stay, please eensure that it is thoroughly cleaned prior to your departure.

We strongly recommend that adequate holiday insurance is taken out to cover the costs of cancellation charges, as most cancellations are made due to emergency situations and are often unforeseen. 

In the extremely unlikely event of ourselves cancelling your holiday reservation, we will make every effort to find similar alternative accommodation.  If this is not acceptable to you then a full refund will be given.

We are a family of dog lovers and welcome your dog free of charge to Rose Cottage, however we would be grateful if you could read the following paragraph pertaining to your pet. 

  • Pet must always wear proper identification.
  • Pets must be de-flea prion to arriving at Rose Cottage
  • Pets must be house trained, and the owner will always clean up after the pet. A pooper scoop is provided for clearing up poo in the garden. All excrement must be placed in the black bin only which is located just outside the 5-bar gate.
  • Owners will clean, deodorize and de-flea any part of Rose Cottage, if necessary, prior to their departure.
  • Pet owner agrees to disclose all pets residing in Rose Cottage If the guest wishes to have additional pets; they must inform Eve the owner of Rose Cottage prior to their stay.
  • The pet owner is responsible to pay for and repair any damage (outside of normal wear and tear) caused by the pet.
  • Pet owner will cover the cost of injuries caused by the pet while on the property.
  • Pet owner is responsible for ensuring the pet is not a public nuisance or disturbance.
